Buying anything for the first time can be a little scary, especially if there is a lot of information to consider during the purchase.  And buying real estate is the largest purchase most people will make during their entire lives

Another reason you'll need an experienced local professional is because of all the inexperienced agents, and the crooked ones.  We are not trying to communicate a scare-tactic here.  It's just plain reality that many agents and brokers don't have a clue what they're doing, and there are plenty more that will take advantage of you on purpose.  You need to look for trust and experience.

There are so many things to consider and there isn't enough space here to put all of the information you need to know to make a wise decision.  But there is one thing you can do to make sure you have the right professional to serve you. 

Consider if your agent has the knowledge and skill to run a full-scale business.  While your perspective may be coming from a single purchase at the time you decide to buy (or sell or lease), your broker has to be able to manage a whole lot of deals at one time.  If they don't have anything else to work on then they aren't experienced!  Don't even consider hiring someone like this.

But if they have a lot to work on then they have to be a good business manager.  Asking a few of the right questions and paying attention to their work environment can tell you a lot about whether they can handle you with professionalism, care, and skill.  You have to consider that you need more than a salesperson.  Of course your agent needs to have good sales skills to perform important jobs for you like negotiating.  Being able to sell is important.  But being able to deliver is better.  The promise (selling) has to match the delivery (skill and operations management).  One of the biggest mistakes you can make is assuming that the company (or broker) the agent works for will handle the agent's business.  That's not the way the industry normally works!
