Of these four categories, the one real estate agents struggle with the most is Lead Generation. There is an interesting general attitude in the real estate industry among brokers that it's the agent's responsibility to generate leads. And while there is truth to this, because you are in the business of sales, the attitude often breeds a lack of production. Brokers typically use the "Go-get-em-Tiger-there's-the-door Method" of leading agents. But what about what to do once you get on the other side of the door? The bottom line is that lead generation should be a cooperative effort between agents and brokers. Brokers should know the simple things to guide real estate agents towards, and agents should have the confidence to follow the guidance.

While we previously mentioned that agents suffer most with lead generation, they are often also troubled in the other three areas. However, if you were to master the art of generating leads, and simply utilize other professionals to highlight the other three categories, you would be a hero in the industry. Why? Because "LEADS ARE KING"!
How much are leads king? Every company model we are aware of that has a real lead-generation system for their agents MAKES THE AGENTS PAY DEARLY! Below is a real company pay-plan to give you an example (company remains unnamed for legal reasons):
On a Company Generated Lead they take 35% off the top. After that you split your commission with the house 50/50. Under this Independent Contract, if you generate your own lead, the Split is an even 50/50 with nothing off the top. This group will pay some of your expenses, but not much, and that could easily be disregarded after closing your FIRST DEAL, if you had a better arrangement.
This is not necessarily a bad thing. In fact the model of generating leads for agents so they don't have to is excellent. The problem is you can generate the leads yourself. All you need is the right leadership, direction, support, and accountability. Then you can make more money.
The other extreme industry option for agents is the choice to hang your license under a broker for a very low split. The primary problem with this for MOST AGENTS is they need more help than a low-split environment offers. These models tend to have a lot of additional fees imposed on agents that end up making the split somewhat unattractive, and certainly relative, if you truly understand the definition of relative.

If you can't model, then you'll likely never reach any level of greatness. Modeling produces results, establishes strength in relationships, and develops a core team philosophy that allows a group to accomplish things individuals cannot.
In other words, you need to possess the ambition to become excellent, the willingness to accept and follow direction, and the ability to execute directions that are provided for you.
